EPCs for Landlords

When you have a property to let you will want a fast and efficient service. Hill View Property Assessments can visit the property and provide the Energy Performance Certificate (EPC) within 48 hours.

It is now mandatory for landlords to provide an EPC free of charge to PROSPECTIVE tenants when marketing a property for rent. Please see the Government regulations here.

Marketing mean where any of the following events happen:

  • When the home is viewed (even if that is before giving written particulars)
  • If written information about the home is provided to a prospective tenant
  • Before the tenant signs a contract to rent the home

Unique ‘Updated EPC’ Service

We recommend that an EPC is generated before you start to market a property for rent, so that any upgrading works can be done. We can then offer an updated EPC at a reduced cost, to show the improvements made.

This will not only make your property more attractive to new tenants but should also improve the rental income and overall value of your property.

Financial Benefits and Grants

The EPC is valid for 10 years, so many landlords have opted to carry out the EPCs on all their properties at once, saving time and money. Please ask us for a quote for multiple properties.

If you decide to sell any of your properties within 3 years the EPC will still be valid and can be included in a Home Information Pack.

EPCs for Tenants

If you have taken on a tenancy since Oct 2008 then you should have received an EPC which will give you a guide as to how energy efficient the home is and the potential costs to heat it. If you did not receive one then contact your letting agent or landlord.

Alternatively, if you have been in a rented property for a long time, you could arrange to have an EPC done yourself, then discuss the report with the landlord. There are grants available to landlords and tenants to carry out improvements.
